Terms and Conditions

A confirmed booking with BIG4 Sydney Lakeside Holiday Park constitutes acceptance of the following terms and conditions.

1) Acceptance of Terms 
  • By confirming a booking, you acknowledge that you have read, understood, and agree to abide by these Terms & Conditions. 
2) Check-In and Check-Out 
  • Check-in: From 2:00 PM 
  • Check-out: By 10:00 AM 
  • Early check-in & late check-out: May be available for an additional fee, must be arranged in advance with park management, and are subject to availability. Availability cannot be guaranteed. 
3) Rates 
  • Base rate includes 2 people. 
  • Additional guests: Charges for extra adults and children apply and are calculated at the time of booking for both accommodation and sites. 
  • Occupancy disclosure: All guests must be accounted for on the reservation. Misrepresentation of occupancy may result in additional charges or cancellation without refund. 
  • Rates are subject to change without prior notice; however, confirmed bookings will remain unaffected by any subsequent adjustments. 
  • Please note that fees may apply for any changes or adjustments to your booking requested by you. 
4) Payment & Booking Policy 
  • Deposit: A deposit equal to one night’s tariff is required to secure all bookings made more than 30 days prior to arrival. 
  • Full payment due:  
    • Peak periods: 30 days prior to arrival 
    • Off-peak periods: 14 days prior to arrival 
  • Bookings within payment windows: Must be paid in full at the time of booking. 
  • Peak periods include all school holidays, Easter, long weekends, and major local events. 
  • Off-peak periods include all other times. 
  • Credit card: A valid credit card must be provided prior to arrival to cover incidentals, damages, additional cleaning, or unpaid balances. 
  • Prepayment: Accommodation and site fees must always be paid in advance. 
  • Guests must be 18 years or older to make a booking. 
5) Cancellation Policy 
  • More than 14 days before arrival: Refund of any payments made, minus a $25 administration fee, or option to hold a full credit valid for 12 months. 
  • Within 14 days (peak) or 7 days (off-peak): No refund; all payments forfeited. 
  • No refunds for early departures, poor weather, late arrivals, or COVID-related cancellations (treated as standard cancellations). 
  • Promotional/discounted rates may carry non-refundable conditions, clearly stated at the time of booking. 
6) Length of Stay 
  • Maximum period of stay is no more than 150 days in a calendar year, with no more than 42 consecutive days in any 12-month period (as per Local Govt Regulations 2005 – Reg 73). 
  • If the permitted period is exceeded, management will follow the required process for non-compliance, which may include immediate eviction. 
7) Pets 
  • Pets are not permitted anywhere in the park, including accommodation, sites, and visitor areas. 
  • This policy applies to all guests and visitors. 
8) Cleaning, Damage & Compliance 
  • Accommodation and sites must be left clean and tidy on departure. 
  • Additional cleaning, damage repair, or loss of revenue caused by the condition in which the accommodation or site is left may result in fees charged to your credit card. 
  • Guests must comply with all reasonable instructions from park management. Failure to comply may result in eviction without refund. 
  • For safety and security, please keep your accommodation and vehicles locked and valuables secured. CCTV operates throughout the park. 
9) Safety, Risk & Liability 
  • Recreational activities within the park are undertaken at your own risk. 
  • Park management accepts no liability for loss, damage, injury, or inconvenience arising during your stay, except as required by law. 
  • Any guests under the age of 18 must be accompanied and actively supervised at all times by a parent or legal guardian who is 18 years or older. 
10) Smoking & Alcohol 
  • Smoking is not permitted in any accommodation, amenities, or common areas. 
  • Alcohol may be responsibly consumed at your allocated site or cabin, and in the camp kitchen and BBQ areas only.  
  • Drunken or disorderly behaviour or possession or use of drugs will not be tolerated. 
11) Privacy 
  • Sydney Lakeside Holiday Park is operated by the Belgravia Group. 
  • Your personal information is managed in accordance with the Belgravia Group Privacy Policy
